Recent Work
New Roofs We Have Built Across West Midlands & the Region
Every roof we install is specified for the property, the location, and the local weather exposure. Below are two recent West Midlands projects - one a natural slate installation on a period property, the other a concrete interlocking tile roof on a modern family home.

Natural Slate - West Midlands Period Property
A full new slate roof on a Victorian terrace near West Midlands town centre. Reclaimed Welsh slate was specified to match the original street elevation, fixed over a modern breathable membrane with stainless steel nails. The project satisfied conservation area requirements while delivering a roof rated for 100+ years of service.

Concrete Interlocking Tile - Modern West Midlands Home
A new concrete interlocking tile roof on a contemporary family home on the outskirts of West Midlands. Dry ridge and dry verge systems were specified throughout - no mortar bedding to crack in the West Midlands frost cycles. The result is a low-maintenance roof with a 30+ year manufacturer warranty on the covering.
When New Is the Answer
When Does a Property Need a Brand New Roof?
A new roof is a bigger project than a [[re-roof|/re-roofs-west-midlands-worcestershire]] - it involves the structural timbers, not just the covering. As roofing contractors who have worked across West Midlands and the wider West Midlands-Worcestershire region for over 15 years, these are the situations where we recommend a full new roof rather than a [[replacement covering|/re-roofs-west-midlands-worcestershire]].
Building a new home or extension
A new build or major extension requires a roof specified from the ground up - from rafter design and insulation depth through to covering material and ridge system. We work alongside your builder or architect to ensure the roof structure and covering are engineered as one integrated system, not bolted together as an afterthought.
Structural failure beneath the covering
When rafters, purlins or trusses have rotted, bowed or failed, a simple re-cover is not enough. The roof must be stripped to wall plate level, the structural timbers assessed and replaced where necessary, and a completely new roof built from the deck upward. This is a new roof project, not a re-roof.
Changing roof shape or adding a dormer
Altering the roofline - adding a dormer for a loft conversion, changing a hipped end to a gable, or raising the ridge - requires a full structural redesign. The old covering comes off, the structure is modified, and a new roof is constructed to the revised geometry with appropriate materials and insulation.
Developer or self-build project
If you are building a property in or around Birmingham, Worcester or Shrewsbury, we provide full new roof packages from specification through to completion. We coordinate with your groundworkers and bricklayers to ensure the wall plate is ready when we arrive, and the roof is weathertight on programme.
Replacing a roof that has been patched for decades
Some roofs have been repaired so many times that the underlying structure has been compromised by repeated access, mismatched materials and water ingress over the years. At that point, stripping everything back and building a properly specified new roof is the only route to a lasting, guarantee-backed result.
Upgrading to meet current Building Regulations
If your existing roof has no insulation or substandard felt underlay, Building Regulations may require a full upgrade rather than a simple re-cover. We ensure every new roof we install meets or exceeds Part L insulation standards, keeping your home warmer and your energy bills lower for the long term.

Specification Matters
Choosing the Right Roofing Material for Your West Midlands Property
The housing stock across West Midlands and the surrounding region spans four centuries of construction - from medieval timber-framed buildings in Shrewsbury to Victorian terraces across Birmingham, interwar suburban semis, post-war council estates, and modern developer builds. Each era has a material that is architecturally and technically correct. Fitting concrete tile to a Victorian terrace in a conservation area is not just visually wrong - it can trigger enforcement action. Fitting clay plain tile on a low-pitch extension risks failure in the first hard frost. Specification is everything, and we get it right.
Natural Slate
Premium - 80 to 100+ year lifespanThe standout choice for period properties and listed buildings throughout West Midlands and the West Midlands-Worcestershire border. We hand-select Welsh and Spanish slate in matched grades and thicknesses, fixed over a modern breathable membrane with stainless steel nails. The result is a weathertight covering that shrugs off decades of frost, driving rain and coastal winds without nail sickness or delamination.
- 80-100+ year lifespan
- Required for many conservation areas
- Naturally fire, frost and UV resistant
- Significant uplift in kerb appeal and value
Clay Plain Tile
Heritage - 60 to 80 year lifespanThe defining roof material for the interwar semis that line streets across Birmingham, Solihull and Worcester. Clay plain tiles breathe naturally, weather to a characterful patina, and when matching profiles are available, allow a like-for-like finish that satisfies conservation officers in heritage zones. We source both handmade and machine-made tiles to match the existing street scene.
- 60-80 year lifespan
- Authentic period character
- Frost-rated for harsh West Midlands winters
- Colour-stable across decades of exposure
Concrete Interlocking Tile
Practical - 40 to 50 year lifespanThe workhorse material for post-war housing stock on the newer estates of Dudley, Walsall and Telford. Modern concrete interlocking tiles paired with a dry ridge system - no mortar bedding to crack and let water penetrate - carry manufacturer guarantees in excess of 30 years and meet the full BS 5534 standard. Correctly specified, they deliver decades of trouble-free performance at a sensible price point.
- 40-50 year lifespan
- Dry ridge system as standard
- Wide selection of colours and profiles
- Excellent long-term value for money
Fibre Cement & Composite
Modern - 40 to 50 year lifespanWhen structural load matters - older properties with fatigued rafters, large rear extensions, or loft conversions around West Midlands and the Worcestershire coast - lightweight fibre cement and composite tiles deliver the clean lines of slate or clay at a fraction of the weight. They are the smart specification where full structural reinforcement would otherwise inflate the project budget.
- 40-50 year lifespan
- Up to 70% lighter than natural slate
- Authentic slate and clay appearance
- Impact, UV and frost resistant
West Midlands Conservation Area Specialists
Birmingham is a historic city, and a significant proportion of properties in and around the city centre fall within designated conservation areas - the Jewellery Quarter, the civic centre, and surrounding suburbs such as Moseley and Edgbaston. We check conservation area status for every property before specifying materials. Reclaimed Welsh slate where required, lime mortar on period chimneys, matching clay plain tile profiles, and cast iron guttering on heritage elevations - we handle the detail so you do not have to navigate the planning system alone. See our slate roofing service for more on heritage specifications.
What to Expect
How We Build a New Roof - From First Survey to Final Sign-Off
No subcontractors. No agency crews. The same experienced Clean Gutters team that surveys your property builds your roof and signs it off. Here is exactly what happens at every stage of the project.
Free Site Survey & Specification Report
We inspect the property thoroughly - measuring roof planes, checking wall plate condition, assessing existing insulation, and photographing every relevant detail. You receive a written specification report with a clear material recommendation before we discuss any cost.
Itemised Fixed-Price Quotation
Every element is broken out in writing: material type and grade, membrane specification, lead code at flashings, ridge and verge system, scaffold allowance, insulation depth, and a structural timber provisional sum. The figure we quote is the figure you pay - no day-rate ambiguity, no retrospective extras.
Scaffold Erection & Structural Preparation
Scaffold is erected to the correct specification for your property and street. Where the roof is a full new build, we coordinate with your builder to confirm wall plates are level and ready. For strip-back projects, the existing covering, underlay and battens are removed to expose the structural timbers for assessment.
New Roof Construction
New breathable membrane installed, treated timber battens fixed at the correct gauge for your chosen material, covering laid to BS 5534, dry ridge and dry verge systems fitted, and all lead work at chimney and valley junctions completed in Code 4 and Code 5 lead as specified. Insulation installed to Part L standard.
Completion, Handover & Guarantee
Site cleared of all waste. Gutters checked and flushed through. A full photographic completion report is provided for your records, and a 10-year workmanship guarantee certificate is issued. Scaffold is struck only when you are satisfied with the finished result.
